The Mercantile Gallery Lofts, a $10 million development of Todd Blue (with Jim Walters of Bravura and investor Rowland Miller) includes the renovation of two buildings: OEM Building (1933) and Rosenbaum Building (1880). It had included the Charnette Building (1900), but this building suffered a collapse of one of its walls during renovation. The Charnette building is now slated to be a retail (ground floor) and office building.

As of July 23, 2007 there are 8 condos that have been sold (the project began marketing about a month earlier, in June 2007) and the condos are now officially complete and open for occupancy. The units range from $179,000 to $400,000 (with a penthouse for $850,000). The development features a first floor common area with billiards/poker table, theater room, fireplace lounge, fitness facility and laundry. It is a block from the Louisville slugger stadium and few minutes walk from the Great Lawn in Riverfront Park.
